How to make retirement housing affordable and accessible to more people has interested us since our 2005 scheme for Clevedon. Untold Living asked us to review a previously consented scheme for a 133-dwelling Integrated Retirement Community on a vacant site adjacent to a new housing estate in Newport, Shropshire. This is not an area with sky-high residential values, nor is it in the South East, so the constraints and challenges were different to some of our other schemes.
The local authority had granted consent to the scheme several years ago. Therefore, we tested the design to make sure it provided appropriate accommodation, and met current regulations but all within a tight cost plan.
Modern Methods of Construction (MMC)
Early design meetings highlighted the potential of Modern Methods of Construction (MMC) as a way of reducing heavy construction vehicle trips through the surrounding housing estate during the build. Thus, early supply chain engagement and collaboration were critical in getting the technical design right. Additionally, our experience with off-site solutions such as light-gauge steel framing proved invaluable.
Fine Tuning
We knew that rationalising the consented scheme was vital. So we concentrated on simpler forms, a simpler material palette, and carefully considered openings. Our approach included restricting the number of gables to the most important moments, simplifying the roof line and eaves, as well as creating a more welcoming and open-plan ground floor communal space.
Integrated Retirement Communities
Integrated Retirement Communities are a new typology in retirement living. They offer a lifestyle solution for elderly people who wish to retain independence and their own private living accommodation, but who are also looking for a sense of community and the security of care provision. Additionally, IRC facilities have been shown to reduce pressures on local hospitals, reduce loneliness and social isolation, and minimise injuries from trips and falls.
