16 private residential and 6 affordable residential apartments formed out of the envelope of an existing office building, with the existing ground/lower ground floor commercial tenant remaining in situ.
The essence of the scheme was to strip the upper floors of the building back to its concrete frame; to fit out the interior to provide the residential accommodation required and then to cloak the converted shell in a new envelope – Portland stone faced onto Newman Street and a brick face on to Newman Passage at the rear.
The scheme removed an unsightly presence from the neighbourhood and introduced a dignified and sensitive replacement building, which enhances the character and appearance of the local conservation area.
